Only certain programs are compatible with the College Cribs plan, and they offer down payments as low as 3%. This amount can be gifted to you. In addition, our real estate experts are also instructed to negotiate seller-paid closing costs where possible to further reduce your investment. Presenting the information to the underwriter (that’s the person who decides if you get approved) in the best possible light is the most important part of the process. Fess Stancato, head of Team Stancato at Guild Mortgage, is a 20-year mortgage professional who, with his mother and business partner Rose, designed the College Cribs program in 2001 when he was a student at the University of Pittsburgh. Returning to Chester County for his graduate work, Fess joined Team Stancato, his mother’s mortgage origination team, and they’ve been working together ever since. The Stancato Team brings more than half a century of experience to the table and thinks of themselves as educators—the more our borrowers understand, the better we look. Fess has four children, the oldest of whom is getting ready to use the program himself.
